The attached ordinance is to annex property that is ±14.63 acres in size and is located north of Tavistock Lakes Boulevard, east of Lower Harden Avenune, south of Lake Nona High School, and west of Narcoossee Road.

City Council accepted a petition for the voluntary annexation of this property on September 21, 2015. On October 20, 2015, the Municipal Planning Board recommended approval of the annexation (ANX2015-00017), the GMP amendment to assign the Urban Village future land use designation (GMP2015-00033), GMP amendment to add the subject to the Southeast Orlando Sector Plan (GMP2015-00034) and initial zoning of PD for 37,000 square feet of mixed use development (ZON2015-00030). 

The property is currently vacant with the exception of an existing cell tower.  The applicant is proposing to develop a mixed use development on the site.  The cell tower will remain on the site.

The subject property is contiguous to the City limits. If annexed, the property will not create an enclave. The proposed annexation meets all requirements under Chapter 171, Florida Statutes. Unless appealed, all three actions will be effective 31 days after adoption. 

Approve the attached ordinance number 2016-11 on first reading and request that the Mayor and City Clerk present the draft ordinance for second reading and public hearing at the next regular City Council meeting.
