Summary:
Attached is a petition for the voluntary annexation for the Pioneer Project. The subject property is generally located south of SR-417, north of Tyson Rd, and east of Narcoossee Rd and is approximately 54.16 acres. The subject site currently has the unincorporated Orange County future land use designation Planned Development and is zoned PD-C/O/MDR/RS 1/2.
The applicant is requesting the City’s future land use designation of Urban Village (GMP2015-00052), a new subarea policy (GMP2015-0053) and associated zoning of Planned Development-Village Center/Residential Neighborhood for Pioneers Project(ZON2015-00054). Annexation is being requested in order to develop 50,000 sq. ft. of office, 35,000 sq. ft. of public/civic, 165,000 sq. ft. of retail/commercial, and 350 dwelling units residential. The subject property is contiguous to the City limits and is reasonably compact. If annexed, the property will not create an enclave. |
