Summary:
Attached is a petition for the voluntary annexation for the Starwood-Palmer property. The subject property is generally located south of SR 528, east of SR 417 and north of Wewahoottee Road and is approximately 9.97 acres. The subject site currently has the unincorporated Orange County future land use designation Rural (R) and is zoned A-2.
The subject property will be compiled with two other properties (ANX2015-00013 and ANX2015-00020). The applicant is requesting the City’s future land use designations of Office Low Intensity, Neighborhood Activity Center, Industrial and Conservation (GMP2015-00039), a new GMP Subarea Policy S.40.8 (GMP2015-00038) and associated zoning of PD (ZON2015-00033).
Annexation is being requested in order to develop a mixed use development with for allow for approximately 6,400 residential units, 140,000 sq. ft. of office, 150,000 sq. ft. of retail and 150,000 sq. ft. of industrial use. The subject property will be compiled with two other properties (ANX2015-00013 and ANX2015-00020); together these properties are contiguous to the City limits and are reasonably compact. If annexed, the property will not create an enclave. |
