Petition for Voluntary Annexation: 6621 Narcoossee Road (ANX2014-00010)

Summary:
Attached is a petition for the voluntary annexation of 6621 Narcoossee Road.  The subject property is located of north of Lee Vista Road on the east side of Narcoossee Road and is approximately 4.091 acres.  The subject site currently has the unincorporated Orange County future land use designation of Planned Development – Low to Medium Density Residential (PD-LMDR) District and is zoned IND-1/IND-5.

The applicant is requesting the City’s future land use designation of Airport Support District Medium Intensity (GMP2014-00015) and associated zoning of PD (ZON2014-00016).

Annexation is being requested in order to develop a non-residential development of up to 44,550 sq. ft.  The subject property is contiguous to the City limits and is reasonably compact.  If annexed, the property will not create an enclave.

Fiscal & Efficiency Data: The fiscal impact statement will be submitted with the ordinance for annexation, pending City Council’s acceptance of this petition for annexation.

Recommended Action:
Direct the City Attorney to prepare an annexation ordinance for consideration by City Council and authorize staff to initiate a Growth Management Plan (GMP) amendment and initial zoning for the subject property.
