Subject:
Lease of the office/warehouse building located at 4507 36th Street for OFD.

Summary:
On December 3, 2012, City Council approved for OFD a lease of the office/warehouse building located at 4507 36th Street owned by Goldchem, LLC.  The space is used by the Central Florida Urban Search and Rescue Team Consortium, of which the City is a part.  The City continues willingly to take the lead for the Consortium for the purpose of managing the lease.
 
The initial lease is modified to align the lease term with the City's fiscal year to September 30, 2015.  The lease may be extended nine (9) times at the same terms and conditions, except the lease rate shall be adjusted by mutual agreement of the parties.  
 
The new monthly lease rate has been agreed to at $10,468.23; a 3% increase over the previous monthly lease rates.  The lease may be canceled with 120 (one hundred twenty) days written notice to the landlord.

Recommended Action:
Approval of the lease in substantially the form attached; authorize the Mayor/Pro Tem and City Clerk to execute same; and authorize the Real Estate Division Manager to execute the Lease extension options to the extent the Manager deems appropriate without further City Council approval; all subject to review and approval by the City Attorney's Office.
