Acquisition of real property at 1200 & 1203 West Robinson Street.

Summary:
Orlando Fire Department Station #2 is currently located in Parramore on a ½ acre site at 700 W. Central Blvd. (southwest intersection of W. Central Blvd. and S. Parramore Ave.). The existing facility is 48 years old and its current location no longer provides for the optimum service coverage area for deployment since the opening of Fire Station #1 (Headquarters).

A new 2.5 acre +/- site located at 1203 W. Robinson St. (northeast intersection of W. Robinson St. and Hames Ave.) also in Parramore has been identified as a location that provides minimal overlap coverage with existing Fire Stations 3, 4, 5 and 7. The southern portion of the site is improved with a 22,000 sf +/- office/warehouse. The northern portion of the site is vacant land.

In addition to the proposed fire station site, a small 8,695 sf +/- industrially zoned site just south and located at 1200 W. Robinson St. (southwest corner of W. Robinson St. and Benson Ave.) is included. This vacant lot is adjacent to other City owned property and has been included in the contract. The property has been listed for sale on the open market at $1,420,000. The contract purchase price is $1,200,000 and the appraised value is $1,100,000.

Because the location is so important to accomplish optimum fire coverage and response time, the additional $100,000 is justified and we recommend purchasing this site for the contract price.

Recommended Action:
Approval for the Real Estate Division Manager to execute the necessary acquisition and closing documents subject to review and approval and by the City Attorney’s Office.
