Summary:
The attached ordinance will rezone the +/- 86.46 acre undeveloped subject site from Planned Development (PD) to Community Activity Center (AC-1) and Conservation (C). The purpose of this rezoning is to allow a future mixed-use development comprised of a +/-292 multifamily apartment complex, +/-324,000 sq.ft. of commercial/retail space and to set aside a +/- 37 acre area for commercial/retail uses. The Municipal Planning Board recommended approval on October 15, 2013 (ZON2013-00022). A Master Plan addressing future development was also approved by Municipal Planning Board on November 19, 2013 (MPL2013-00033), and will become effective after this rezoning ordinance is adopted.
The applicant requested to change the future land use designations from Urban Activity Center and Conservation to Community Activity Center and Conservation and amend Subarea Policy S.24.7 to remove the expired PD development program and address future development standards (GMP2013-00020 & GMP2013-00023). City Council adopted the future land use amendments on January 27, 2014 as part of the 14-2CPB amendment package.
The second reading and adoption of this rezoning ordinance is scheduled for February 24, 2014.
